Once your goals have been identified, and you are ready to get started, we will present a list of properties to you for consideration.
We only focus on the homes that meet your criteria. Once you have chosen the investment property you want to purchase, you sign a purchase contract, and provide the required earnest money. After signing the contract, but before closing, we will help you get the details squared away. The Memphis Investment Properties’ staff will help you with locating insurance and completing all necessary property management documents. As we move toward closing, we will put you in contact with the closing attorney, who will be helping you finalize the purchase of your investment property. Once the closing on your investment property is complete, we begin the process of renovating the home. Our licensed, insured contractors will start the repair process immediately after closing. Renovation of your real estate investment property will be completed within a designated time period. Your sales consultant will provide you the details regarding completion date for all refurbishment work.
During the renovation process, your home will be marketed with our property management company, to start the search for a qualified tenant. Our property management company will advertise your home using several marketing strategies to attract qualified tenants quickly. Some aspects of this marketing strategy include posting your house on our property management website, yard signage and postings with online publications.
